Landlord wants to increase rent.

We live in a small town called Woodhull, NY 14898. We rent a two-story house and pay rent monthly. The landlord wants to raise our rent fifty dollars,
can he raise it this much. We pay our own utilities and everything. If he can how much can he legally raise it. If not what action should we take.
