Can I break my term' lease when landlord wants to pay more ?

Dears,

I have problem. I have term's apartment lease (written lease). That is a old house in Passaic, NJ. My landlord wants more money for rent. I can't pay more. Can I break my lease or I have to pay him? He doesn't want to talk about that with me. Thank you very much.
