If you can afford 1300.00 a month you have options. I would look for another place. You can find small studios from 900.00 to 1500.00. This place sounds difficult, that's my gut talking.

However if you insist on staying I would determine how many full time apartments are in the building, if there are more then 7 the landlord is required to register them with DHCR as stabilized apartments. I believe this is the case even if he is registering the building as a hotel. Let me know, and I will check it out, and let you know what that would mean regarding your rights.

As far as broker fees, you must be certified as a broker to collect such fees. You might ask if the super is a broker, he may be.

What type of lease do you have?
