summary judgment

Someone suggested to me that even if I pay my past due rent, the landlord may bring a summary judgment against me. Under what circumstances does that occur?

I live in a rent stabilized room in a residential hotel that is being converted into a 'regular' hotel.

The Notice to Pay which I received includes all the weekly rent charges, excluding my payments and rent abatements.

I know I have to show that I did make rent payments. Is this common practice??
