No rent stab apt lease has increased 5% in recent years. The legal increases have been 2%/1yr 4%/2yr for a few years. Compare your renewal leases to the rates posted here on TenantNet, http://www.tenant.net/ (RGB increases)
Adding your roommate's name to your lease can change your Renewal Lease (2%4%) into a Vacancy Lease 18%-20% per DHCR. Why do it? The Roommate Law guarantees you the right to this or any other roommates without your landlord's consent.
