: I plan to move overseas in a couple of months for what may be a permanent assignment, but I want to keep rights to my rent-stabilized apartment in Greenwich Village, just in case things don't work out.

: I'd like to sublet the place to someone I can be sure will pay the rent. Does anyone have any tips on how to go about this? What should I check for, and how?

: Secondly, I'm not sure whether to make this a legal sublet, requesting official permission from my landlord, or to simply describe the sublettor as my "roommate."

Do it legal. It's your absolute right to sublet for 2 of 4 years.

Read about it. Do it exactly as required by DHCR.
