Not necessarily. The landlord just can't take the guy's money. He may lose the security deposit but maybe not. Maybe the landlord can find a short-term tenant. Maybe the tenant can sublease the apartment. Lots of people need apartments for the short haul. Hells Kitchen is near midtown. If it is a desirable building, it will be snapped up quickly.

Don't give the guy advice if you don't know what you're talking about.
