landlord will fix up the apartment with new appliances, new tub etc,
AFTER you sign an agreement to increase the rent 1/40 per month of the
cost.

So if he spends $4000...your rent will go up $100 a month
forever.......other then that you might risk being evicted by the health
dept, if the place is inhabitable.

Do you really think the landlord should spend his money on damages you
did, and not get it back?

If you had renters insurance it would have covered the liability
part and your contents damage.......$250,000 liability and $30,000 contents are only $225 a year...

: i have had an accidental kitchen fire in my rent stablilzed apt. in nyc. There are approximately 36 units in my building which was built in 1936.
: I have had a lease for this apt. for about 6 years
: There has been excessive structural damage and I have had a problem determining what the landlord is responsible for, I am aware that i am responsible for all my personal belongings but what about windows, major appliances, bathroom sinks and tubs etc.??
