Well- it sounds like it wasn't your broker's fault. If she believes the coop smuck's broker knew about this, and he would if he brokered the sale, maybe you and she could file a complaint about him to ________ (forgot who: search for broker, someone posted it thismonth or last month). BTW, do you even have a renewal clause in that lease? If so: sue him and his broker for all costs of moving out of there or $3000 each, whichever is less. $3000 is the current Small Claims limit.

The big lesson is never never rent a coop from a private owner: they're amateur landlords, sometimes a bit psycho (king of the castle thing).

The other thing is: in NY state, there are only two ways to be guaranteed a home for more than one year: buy it or rent a stabilized apartment. No one else has to renew your lease unless you agree on a really good renewal clause. Not likely.
