Non reciept of renewal lease

Hi,
I sublet in a co-op. My lease expired in feb. My landlord verbally agreed to renew my lease with the same terms
with a 5% increase in the rent. I have continued to pay rent and have never missed a payment.
Over the time from feb to now he has consistently told me that he does want to
renew my lease and has even said that he has mailed it (which for some reason mysteriously never
made it to me.) to me.
I understand that rent-stabilization cannot protect me (no automatic renewal etc.) and here I am left with no
way to protect my rights (he has explicitly told me that he will be sending me the lease) should he decide not to
mailme the lease.

Can he just arbitrarilly deny ever having these conversations with me and insist that this is a month to month and
thereby kick me out in 30 days.

Any advice on what I can do to protect my rights (if I have any at all) will be greatly appreciated.
