I'm relocating to another state, and I'm going to request the right to assign my rent-stabilized lease. I'm sure the owners will nix the idea, since they want to make rent-hiking improvements I haven't allowed; besides, I can't imagine that they'd accept a new tenant on my recommendation. Still, I want to proceed legally, but the information I've found is pretty vague. As long as I work out the timing so that I can give them 30 days notice after their refusal, can I make the request at any time? Also, while I'm sure they'll refuse the person I want to propose (stable, employed, will never move), they might consider someone else (student, transient) I have in mind. Is there any point in proposing an "alternate" assignee in hopes that they might go for it, or is that just absurd? Thanks in advance.
