You're right--if the damages are continuing, if you may have more bills, it isn't time to sue. Just be sure you can document the damage. Photos of the mattress or whatever, or the actual water-logged stuff, if it can be hauled into court.
You have quite a while, a year or more, to sue. So you can wait until you move out, if that is what you wind up doing.
