Owners of two family houses are not regulated by the city(DHCR) they can get away with evicting you. Yes there are ways of slowing down the process but it is enevitable, partcularly when he is claiming to do it to move in a family member. My experience with two and three family flats is that the landlords feel as though the tenants are guest in there home. I have seen people kicked out frequently because they try to go head to head with the landlord. Almost as a standard the landlords of such properties don't give leases and go month to month.
