Do you have a lease? The basic idea is that without a lease the landlord can throw anyone out on a month's notice for any reason (unless there are special laws in your state of New Jersey). Ultimately it is the landlord's property and they can decide not to rent to someone.

If you want to fight this, perhaps to stall to get time to find a new place, definitely contact an attorney. The notice to quit still may be a legal document even though it isn't printed on legal stationary.
