I've been living in a 2-unit (landlord lives in the building) brownstone in Brooklyn for three years now with no lease. During this time the place has been great and the rent increases have been reasonable. Now I'm being asked to sign a lease, which I haven't seen yet. The landlord is asking for a 20% raise in rent and additional month security deposit!

1 - Do I have any recourse on either of these charges?
2 - What should I look for/beware of in the lease?
