Building sold, must vacate

I have been living in my 2 bedroom apt-4 family house for 8 years. I have a wife & 2 children. I have no lease. Landlord decided to put house up for sale in July and immediately got a buyer the same week. They told me this immediately. The terms of the contract are "building must be delivered vacant" or sale cannot go through and they will lose the sale. Their closing date is Oct. 15th. I was served with a 30 day notice and I must vacate by September 30th. I don't want to move because I would like to save for a house. New Buyers don't want to keep me as a tenant. Landlord offered to help find me an apartment, pay my first months rent and security and moving fees which will be effective until Sept 30 and then I'm on my own. I declined. I still do not want to go into another apartment. When my 30 day notice to up, What can happen to me? Can I be evicted anyway?
