You could debate this issue with him, possibly even taking him to court, but what it comes down to is this: You don't live in a rent stab. apartment so the landlord can just refuse to renew you lease at the end of the term for no reason and your going to have to find a new place. If you feel that you have the means to look for alternate housing in the future than go ahead and agrue the matter with him and risk upsetting him greatly. If you do not think that you can find another apartment when the lease will end, they you need to be really nice to the landlord, raise the issue if you want, but don't make him hate you. He has more power than you imagine and you have few rights under a non-rent stabilized situation.
