How can I force my LL to offer a lease?

First...this is not a rent controlled/stabilized place.

Our lease expired on 12/1. LL won't renew lease even for short time as they are trying to sell the building (5 units only). We are paying month-to-month, but hate the fact that they can probably ask us to leave anytime now...

One thing is for sure, they never gave us prior notice (is it 120 days?) that they weren't renewing.

Anything we can do to force some sort of lease (even at a higher rent)? Or at least protect us from being suddenly kicked out?

Also... as they are selling the building, we are interested in buying the place altogether but the LL (broker really) have not been cooperating and won't provide us with the books/financials. Can that be considered discriminatory under the fair housing act?

Last thing I want to be doing is looking for an apartment in the middle of the winter.
