The roommate law (Section 235-f of the Real Property Law) applies to all residential units in New York state. But in a four-unit building, you aren't protected by the rent stabilization laws, and the landlord could choose not to renew your lease when it expires.

: According to all the property law documents I've read on this site, the answer seems to be no. But, I live in a brownstone in brooklyn, so I don't know if there are any exemptions for 'family dwellings' (e.g. dwellings with 4 distinct apts). please help!
