If the landlord is willing to renew the lease than you're lucky, considering you never mailed it in and it's been about 4 months since he sent it to you.The only way to find out is Fed-Ex the lease and call him.

If this is renewal form is rtp-8 them it is an official rent stabilized apartment, then you might be in trouble. You see, DHCR grants you 60 days to return it. Technically, your LL could try and have you evicted at this point....
