This is a bit beyond my expertise, but I have a distinct recollection of a court case in which a landlord was found liable for a break-in because of an unlocked or defectively locked front door.
My suggestion is that you, at least for starters, write him a polite but firm certified-mail letter pointing out the problem and noting that it leaves you open to burglaries, breakins, push-in robberies, etc. in your crime-beset neighborhood.
