A lease is a legally binding document between owner and tenant. If your son and his friends had wanted to, they could have selected a shorter term. They could legally be held to all the terms of the lease they agreed to. However, many landlords would accept the arrangement you are proposing -- it all depends on where they live.


: My son and his two roomates are in college and are moving out of State for internship jobs. They have 6 months left on their lease. Can they legally give a 30 day notice and forfeit their deposit and break the lease?
