NYC rent stabilized

I was shown a great rent-stabilized
studio apartment in Manhattan. A real
bargain.

But the real estate agent was terribly
rude and aggressive. I didn't want to
pay his exorbitant fee, so I declined the
apartment.

I never signed a contract with the agent,
nor did he ever show me one. Can I go
to the building owner and apply to rent
the apt. on my own, or is that breaking
an agreement, though none was struck?
