Read this information from the Metropolitan Council on Housing:

And check out this question and answer from the Rent Guidelines Boards's website:

:
: I've lived in my 3 bedroom apt in Manhattan for almost 5 years on a year to year lease. We've had a few roommates, all of whom have been on the lease. Our rent was low enough that we did not get a third roommate for the past year. Now, my other roommate has moved and a new roommate has moved in. The roomie who moved out is still on the lease and I haven't told my landlady. Why? Well she told me that if one person moved out of a three-bedroom apt., she would continue the lease, if two people moved out, well that would be the end of the lease. I don't know if this is legal. I've searched on your site but haven't found information about this exact situation.
: She won't put the new roommate on the current lease either. I'm worried that she can end my lease. I can afford the entire apt. (just barely) by myself.
