It is shocking the number of posts here from people who have problems with roommates. Most of these posters probably thought they had an ideal arrangement when they first moved in, but problems inevitably cropped up.
The answer is obvious. Anyone considering living with roommates should have a written agreement. At the very least the agreement should cover what will happen if one roommate leaves and others stay. Who continues to pay the rent ? Who will find or approve of a new roommate ? The agreement might also cover such topics as overnight guests and household chores.
For example: X,Y and Z agree to share apartment 3 at 18 Maple Street. In the event that any party chooses to leave, he or she will continue to pay rent until the end of the lease, or until another roommate is found who is acceptable to the remaining parties.
Date, sign it, with a copy for each roommate.
