Percentage of rent-protected dwellings in NYC

Can someone direct me to the percentage of rent-protected (controlled, regulated, stabilized) apartments in NYC compared to all apartments, and/or all rental apartments, and also if that ratio is growing smaller or larger, and by what percentage?

My investment banker friend, 30 yo, (who just paid 300,000 for a shoebox condo) claims that housing prices are so high in NYC because so many landlords are shackled by subsidized housing. I beg to differ, but need those statistics, at least to start.
