You have one of those legal problems that need to be addressed by a lawyer, which I am not. But I'll try. Comments that you "should have done this or that" aren't going to help you at this point.
I think the point someone made regarding attorneys fees is valid. If he winds up suing you for rent, you may have to pay his attorney fees. Most standard leases have such a provision. So you should avoid that.
However, I think it's worth the effort for you to sue for storage expenses in small claims court. But if you have no witnesses and it is your word against his, and he lies, you may have a problem winning.
