Occupancy Laws (Not Rent Control/Stabilized)

I have a studio apartment which I share with my mother. The lease is under my name and the Real Estate Agent said I could share the apartment with one family member. I accepted the apartment under those conditions. I am now up for renewal and the landlord said they were not going to renew my lease although I have been a good tenant and have paid my rent early each month so they could update the apartment. I asked them to reconsider and they said they would But they mentioned that I have my mother in the apartment and she is not supposed to be there. Help! Are two people allowed to share a studio apartment in NYC (Queens) that is not rent controlled or stabalized?
