: i live in brookyn, ny, have a month to month lease in a four family house. i am moving out on 5/31, i already gave my notice. my lease states that i cant use my security as rent. what will happen if i do not pay the may rent and just let ll use security, even if he dont want it that way?

If the apartment is in good shape, and he has no beef, there is no reason for reprecussions. You cannot be evicted within one month in New York. And you are not going to be evicted because you're moving out anyway. He's not going to pay a lawyer a thousand bucks to evict a tenant who is moving out.

I presume you won't be needing a reference from this landlord in the future. That is not likely if you are moving into another apartment. If so, pay the rent.
