It is a seperate database maintained by a seperate company. It covers all housing court cases in many areas of the country and almost every landlord uses it along with the standard credit checks.
: In most places (NYC may be an exeption??) evictions do appear on credit report and as credit reporting and obtaining information on judgments from local district courts is becoming more certain and sophisticated it is more the norm. Judgments are public information and can be obtained by anyone entering the court and requesting to see the list in my area. The only information that is not usually disclosed by court is when minors are involved and there is a court order to seal the information. Our landlord association gets thelists of judgments on a regular basis. This is not a BLACKLIST - but a copy of public records.
