Make sure it is spelled out - who is responsible for what repairs, utilities and maintenance. Make sure any representations of future repairs that were promised are in writing. Make sure you have a checklist - make your own if none is provided of the condition of the premises, noting any damage or irregularity that you see such as stains in flooring, chips in tub, damaged walls, doors, broken windows. Check the mechanicals (heat, water, ac and provided appliances) and require written promise of repair if necessary. Check locks and ask if the locks have been changed since last tenant.
