i'm willing to bet the $1500 will indeed 'secure' your spot, but not perhaps in the traditional security-deposit sense. you gave the broker a bunch of dough so she won't show anybody else that apartment. broker's fees can get pretty high, like up to 15%, right? so how much more does she expect you to pay her for the fee? assuming she's not really attmepting to scam you, she's probably just making sure you're serious about the place. it's a little unprofessional to just ask for money with nothing in writing, but it happens. i believe this is what gives rise to popular turns-of-phrase such as "Broker's suck." from here on out make sure you get a written statement of her fees along with the lease.
