The bells currently there don't necessarily have to be moved but the LL could install another set by the outside door. Call DHCR and find out if this would fall under Lack of Essential Services. If it does, bring this up to the LL in a polite, short letter, and wait ten days for the LL to respond to your certified letter. If LL does not resolve the issue or positively respond after the 10 day period, you can call DHCR and place a complaint and/or ask to fill out the lack of Essential Services form for yourself and/or the other tenants to sign up on and send certified or Fed Ex to DHCR. When you place your complaint over the phone, DHCR will then send a surprise inspector over.
: my building has two doors to enter with the bells being between the two doors. the first door has never been locked therefore the bell/buzzers have accessable to all..my landlord now wants to lock the front door at all times but refuses to move the bells outside to the building denying any contact with deliveries/guest/etc...is it her legal right to have the bells moved? She says that shes not going to move the bells b/c she cant afford to do that right now...supposedly im the only tenant with this problem of wanting the bells moved outside...HELP? please let me know what her legal rights to me as a tenant are or not...thanks. i live in brooklyn, with 8 apartments to the building..rent stabilized.
