If you are on month to month, they can change the terms of the rental agreement with 30 days notice. Babysitting is considered a a business and your local zoning may prevent or control that even if its not in the lease in any case. In helping your friend out, you may find that you need to find help instead. Why don't you watch the kids at her house?
