A: How long does this LL claim he has not received rent?
For non-payment, LL should/must start a non-payment proceeding within a certain period of time. Maybe someone on Tenant.net knows what that time frame is. I think it is 4 months. After a certain period of time, the defense of latches must be raised. I mean if the LL hasn't received rent from you for 4 months, why has he waited 6 months or 9 months or a year, whatever to accuse you of not paying?
B: You can put a trace on these money orders to prove they were or were not cashed, but in the future
C: if paying by MO, send certified mail or at least Certificate of Mailing.
D:keep originals + copies of everything.
