In sublets of coops, the board can do pretty much whatever it wants.

: We have been subletting a coop apartment from the owner in Manhattan for about 3 years. The board is now asking for an additional $1000 per year to renew our lease. This is a new rule since we have been living here, is this legal? Can they charge whatever they wish? The actual landlord does not want to charge any extra fees.
