Ace is correct. Landlord may not want to lose a good tenant because of the rent increase. We have a tenant currently for whom we sent a renewal with a $20 per month rent increase. She let us know that she could not afford another $20 (knowing her income and expenses, we can understand). We dropped the increase and she renewed for another year. That $240 we lost in anticipated rent was nothing compared to advertising costs, rent lost in turnover, etc. Besides, we might not be able to find another such good tenant. Pays on time, takes care of place, gets along with neighbors, etc. Try it. What can you lose??
