hey it sounds like you moved into my old apartment! my last LL never did a lease either, it was just too much bother for him i guess. if he's set in his ways, there's probably not much you can do to impress upon him the advantages of a lease. truly a lease does more to portect a tenant than an owner. in my experience, such LL's weren't out to get anybody, they just wanted to keep things as simple as possible. plus, when/if you find another place to live, you just give your 30 days notice and that's it.

anyhow, what i did is drew up a letter of residency, signed by both me and the landlord, and notarized (the LL was a notary). it just stated who lived there and when we moved in. i needed this to get the gas bill put in my name, but it came i handy as evidence of our rental in other instances.
