90 days prior to expiration of current lease if rent stabilized

And if you have to remind LL the month before the 90 day time begins, do so, if you intend to renew. That way LL can't feign forgetfulness. Put it in writing and send with that month's rent check. That way you have a paper trail.

: I live in a rent stabilized appointment in NYC. My current lease ends on 9/30/01.
