The very first thing I would do is to put your request in writing and send it certified mail return receipt (keep a copy for your self as well). This will let them know how serious you are about it getting fixed and that you are starting a documentation trail for use later.

: I am living in a two bedroom, non rent controlled building in the East Village of New York City. There are 16-20 units in the building and I do have a lease. Two electrical outlets and the living room light have been broken for over four months now. The refrigerator has been broken for over a week. The landlord's office says, "We'll take care of it." Any suggestions?
