When the lease is up, and your landlord continues to accept rent, you are by default a month to month tenant. The only option if you don't want to be month to month is to sign a lease for a fixed term.

Your thinking regarding the rent seems correct, but to smooth things along give the landlord notice that you are leaving and of your move out day and arrange a time for move out inspection.

: Our lease contract ended June 1. It's now June 15 and the landlord is asking for a new lease. Terms haven't been discussed, but I'd like to know my options if we do not agree on a month to month. The lease was for a year and we paid first, last, and security as required by most renters in MA. They did cash the check for what was presumably our last month (May) so I assume we have at least till July 1 before we must leave since we already paid last months rent? Does this hold true?
