You've been getting some good advice here--particularly (assuming it is correct) the information that you're only in danger if the landlord is not a corporation.
The $10,000 offer indicates the landlord may not be sure of his legal grounds. He would have no reason to buy you out if he had a bona fide interest in taking over the apartment.
