Are you here in NY? Anyway, the answer is no. I assume you paid this broker a commission when you originally got the apartment? Then she earned her commission when she rented you the apartment. Period. No more commission.
She wants a lease renewal fee? Good, let her get it from her boss, who happens to be your landlord, because she obviously works for him, and brokers get paid by the person they work for.
But before you do anything, are you here in NY and are you rent stabilized?
