Getting out of a lease.

After living in my current apartment for one year, I *just* signed another one-year lease, that I may need to get out of. I have a two-bedroom with a roommate, and I hope to be offered a rent-stabilized one-bedroom, which would be cheaper than my current share.
Certainly, it won't be hard to find a roommate to take my place, given the apartment itself and the market. But: how can I do this without having grief from my landlord? I'm fairly sure that my roomie will understand...
