New Landlord Wants to Raise Rent

I have lived in my apartment for 4 years, with a roomate, under a year to year lease. The building is not rent stabilized (only 5 units). We now have a new building owner and he wants to raise the rent. Are we protected at all from any kind of rent increase? As well, our lease expired 2 months ago and mutiple requests were made for renewal prior to and after expiration. Help!
