I live in a multi-dwelling apt. building (over 6 units)and the air conditioner is built-in the wall of the unit. The air conditioner is broken and beyond repair. My lease states that the owner is responsible for all appliance repaires, excluding those caused by my negligence. The management co. has come a few times to take a look at the a/c, but says that they cannot even order a new a/c until after they get a note from an outside repair man stating that the a/c is beyond repair. This procedure is going to takes weeks and the a/c has already been broken for a week. Do I have any remedy, especially since a/c is extremely essential on the 15th floor in NYC in July? Rent abatment?? Please help me with any information you may have on this issue. Thank you very much.
