You're not alone with this problem: your landlord knows many people live there.

You're their landlord: they're month-to-month tenants: you owe them a 30-day notice to terminate their tenancies. Then you have to take them to court if they don't leave, could be Housing (residential) or Civil (commercial).

You need a lawyer, now.
