Could you please refer me to some one that might help me with my lease renewal? My curent mo. rent is $875 but my bill looks like this:

100 Rent stabilized $971.84
101 Rent stab adj - $96.84

My lease renewal states that my rent is $971.84 and that and I have the choice to renew 1yr 4% increase or 2yrs. 6% increase of the $971. My questions is what about the rent stab adj? Should I purse this with leagal assistance or is the landlord within his rights? Please advice...................
