Contractual Alternatives to Leases

I am a renter in a brownstone coop in Brooklyn and my apartment was just sold to another tenant in the building. He will now own 4 of 5 apts, including two occupied by renters. He has assured us he does not wish to occupy the space, but although he will require a deposit, he does not want to offer a lease. His reason for this being the avoidance of a landlord/tenant business relationship, rather he will refer to us as "roommates" (althought we are in no way roomates).
What are my rights and how can I protect myself? Are there other contracts (beyond a lease) which would make our realtionship explicit, document any deposit, express a minimum notice for eviction, etc? Thanks for any advice you may offer.
