We are currently sueing our ll in small claims court for doing the same thing...only the manager was entering our apt to show it to prospective tenants, without telling us. The only way we knew someone had entered our locked apt. was to put a shoe down behind the door as it closed. If the shoe wasn't up against the door when we opened it, we knew he had gone in. But that only proves it to us...not to the coourts.. We didn't do this, but we had a computer with a camera near the front door, if we had thought of it then we could have set it up to take time-llapse pictures... One time I did catch him entering, simply by being there and not answering the door.

Hope this info helps. If he is entering without notice, you can get atleast 1 mos rent out of him here in Iowa....depending on your rent, it may be worth it to hire someone to catch him in the act...
